Recreational Vehicle and Trailer Parking

Prohibited Vehicles

The following vehicles are “prohibited vehicles”:  (a) recreational vehicles (motor homes, travel trailers, camper vans, boats, etc.); (b) commercial-type vehicles (stake bed trucks, tank trucks, dump trucks, step vans, concrete trucks and limousines; (c) buses or vans designed to accommodate more than ten (10) people; (d) vehicles having more than two (2) axles; (e) trailers; (f) inoperable vehicles or parts of vehicles; (g) aircraft; (h) any vehicle or vehicular equipment deemed a nuisance by the Board including pocket bikes, mini bikes, scooters, dirt bikes and any other vehicle that does not comply with the California Department of Motor Vehicle code as authorized for use on public roads, i.e. licensed (these vehicles will be impounded if found in violation); and (i) any other vehicle not classified as an authorized vehicle. 

Prohibited vehicles may not be parked, stored, or kept on any public or private street within the community or any other common area parking area except for 72 hours for loading, unloading, making deliveries or emergency repairs.  Prohibited vehicles (i.e. trailers, motorcycles, jet skis, pop-up camper trailers, boats, etc.) may only be parked in an Owner’s fully enclosed garage with the door closed.

Pet Reminders

As a reminder, all pets should be on a leash when in the common area this includes the park area and walking on sidewalks.

All owners should be picking up after their pet when in the common area or letting your pet use a neighbors yard.

Management has received several complaints that owners are allowing their pets to roam the areas without being on a leash and pets are not being cleaned up after.

Each owner is responsible for their pet as stated in the CC&R’s. Any owners in violation that are reported and an address provided will be sent a non-compliance letter and called to a hearing.

Maintaining Front Yard Landscape

It has been noticed that several front and side yards are not being maintained throughout the Community. As a reminder and per the CC&Rs and Rules and Regulations, all residents must maintain their yards in a neat condition. Please take time to remove all weeds from the front yard, side yards, planter beds, driveway cracks and sidewalk in front of your homes, etc….

Many yards need mowing and fertilizing. There are several yards declining and beginning to show bare dirt. Please take the time to reseed and fertilize your yard.

It is important that each owner keep up the maintenance on their home so that the integrity of the Community is upheld.

Exterior Modifications and Landscaping

EXTERIOR MODIFICATIONS

All exterior modifications including painting must be approved by the architectural committee. An architectural application must be submitted prior to beginning any work. If this is not followed, the enforcement and fine policy will take effect. Applications can be obtained from the resident portal or by contacting our office and we can email one to you.

No work can began until you receive approval from the architectural committee. If work has been done and approval has not been received you may be informed that the improvement must be removed and restored back to the original condition.

As a reminder, parents/guardians should be watching minors at all times in the park area, as they should not be left unattended. Owners and their guests should take pride in keeping the community, and its amenities, looking attractive so as to remain a desirable place to live.

Should anyone near the park area see anything or catch anything on camera it is highly encouraged you reach out to management so we can address the issue right away.

LANDSCAPING

Please take time to look at your home and see if you may need some landscaping done. This could include but is not limited to: removing weeds, covering bare dirt with approved plants, mulch or live turf (architectural application is required), trimming trees and shrubs, removing dead debris from plants and trees and adding a weed and feed to the lawn. There are several yards in the community that require attention. Please maintain your lots in accordance with the CC&R’s.

Trash Pick-Up Days

At the last Board meeting there were some owners asking about the once every two week pick up for recyclables. After further research and discussions it was determined that Painted Hills is part of a Franchise Agreement Contract that is approved on a regular basis by the County Board of Supervisors. In order to change the pick up schedule to a weekly pick up schedule the owners within Painted Hills would need to petition the Board of Supervisors to make the change.

Management was informed that in 2022 there will be changes to trash services and a organic waste bin will be distributed so there will be a total of four (4) containers instead of three (3). When this change takes place all bins will be scheduled for a weekly pick up service according to Department of Environmental Health.

Please note this information was given to management but it can or could change at anytime if the Department of Environmental Health decides to make changes.
